Does your Northeast Ohio roof need replacement — and what does that actually cost?

If you are looking up roof replacement cost in Northeast Ohio, you are usually trying to decide one thing: do I need a new roof, or is there another honest option?

Roof Maxx of Cleveland will not quote a replacement price from a photo or a web form. We inspect first. Then we tell you one of three things: repair, Roof Maxx treatment, or a full replace.

We do not publish a price list. Two houses on the same street can need very different work. The useful first step is a free inspection, not a number you found on someone else’s website.

Three honest answers after an inspection

1. Repair. A leak, missing shingles, or flashing problem can sometimes be fixed without a new roof. If that is the right job, we will say so.
2. Roof Maxx treatment. If the roof is still structurally sound and the shingles still qualify, we can restore the oils in aging asphalt shingles. When a roof qualifies, that path can last up to 15 years and cost up to 80% less than replacement. Not every roof qualifies.
3. Replace. If the deck is failed, shingles are broken, or there is a structural leak, treatment is not the honest answer. We will tell you that too. We are not a tear-off replacement shop as our main product — we still will not talk you into treatment when the roof is past it.

When treatment is not the answer

Roof Maxx treatment is not a sealant and it is not waterproofing. It is a plant-based oil put back into aging asphalt shingles.

It is not the right job when:

• The roof deck is rotten or failed
• Shingles are broken, missing in sheets, or no longer a candidate
• There is a structural leak that needs a different repair or a new roof
